Roofing in the South Downs
Roofs across East Hampshire tell the story of the district's building history. Handmade clay peg tiles on medieval and Tudor cottages, Welsh slate on Victorian terraces in Petersfield and Alton, machine-made concrete interlocking tiles on postwar estates, thatch on a meaningful number of protected rural properties, and single-ply membranes and standing seam metal on contemporary extensions and commercial units. Each material has its own failure modes, repair techniques and specialist skills.
Local weather conditions are more demanding than the district's gentle appearance suggests. Exposed downland positions experience significant wind uplift. Heavy tree cover across much of the district drops leaves and debris that block gutters and valleys. Winter freeze-thaw cycles damage porous tiles and mortar. Prolonged wet periods test flashings and laps that would survive easily in a drier climate.
The Main Roofing Types and Their Characteristics
Clay tiles remain the dominant traditional covering and the material most often required by planning officers within the South Downs National Park and conservation areas. Handmade and handcrafted clay tiles weather beautifully and last a century or more, but individual tiles become porous and frost damaged over time and need selective replacement. Matching reclaimed tiles to an existing roof is a specialist skill and a genuine differentiator between contractors.
Natural slate offers exceptional longevity, often well beyond a century, and is common on Victorian and Edwardian properties. The usual failure point is not the slate itself but the fixing nails, which corrode and cause slippage. This is why a slate roof can look poor while the slates remain entirely serviceable, and why a competent contractor will assess whether re-nailing with salvaged slates is viable before recommending full replacement.
Concrete interlocking tiles cover a large proportion of the district's postwar housing. They are economical and durable but heavier than clay, and they lose their surface coating over decades, becoming porous and moss-prone. Replacement with lighter alternatives requires structural checking of the existing roof timbers.
Thatch is a genuine specialism, using long straw, combed wheat reed or water reed depending on tradition and location. Thatched properties are frequently listed, with specific requirements around ridge detail and materials. Fire safety, including chimney lining and spark arrestors, is a critical consideration, and insurance requires specialist underwriting.
Flat roofing has improved dramatically. Traditional built-up felt has largely given way to single-ply membranes, liquid-applied systems and glass-reinforced plastic, all of which offer far longer service lives when correctly installed with proper falls, adequate insulation and well-formed upstands. The overwhelming majority of flat roof failures originate in detailing at edges, outlets and penetrations rather than in the field of the membrane.
Metal roofing in standing seam zinc, copper or aluminium has become popular for contemporary extensions, offering long life, low maintenance and a form that often gains planning approval where a more conventional pitched roof would not suit.
What Separates Excellent Roofing Contractors
Diagnostic honesty is the first mark of quality. A significant proportion of roofing work sold in the domestic market is unnecessary. Many leaks attributed to a failing roof are actually caused by blocked gutters, cracked flaunching around a chimney, failed lead flashing, a slipped single tile or condensation from inadequate ventilation. A trustworthy contractor investigates the actual cause, photographs it, and proposes the minimum effective repair. Firms that arrive uninvited and pronounce that a roof needs complete replacement should be treated with considerable scepticism.
Leadwork skill is a strong indicator of overall competence. Properly formed lead flashings, soakers, valleys and chimney aprons sized to the correct code and installed with appropriate expansion joints will last decades. Mortar fillets and mastic used in place of lead are the classic signature of poor workmanship, and they fail within a few years.
Ventilation knowledge matters more than most homeowners realise. Modern insulation levels have made roof spaces colder, increasing the risk of condensation forming on the underside of the roof covering and causing timber decay and damp ceilings. Competent contractors ensure adequate ventilation at eaves and ridge, or design a correctly specified warm roof where ventilation is not feasible.
Safe access arrangements are both a legal requirement and a quality signal. Proper scaffolding with edge protection, rather than ladders alone, is required for almost all roof work. Contractors who work from ladders on a two-storey property are cutting costs in a way that puts people at risk and usually indicates similar shortcuts elsewhere.
Insurance and guarantees complete the assessment. Public liability insurance is essential given the potential for damage to the property and injury. Manufacturer-backed guarantees on membranes and systems typically require installation by an approved contractor, which is worth verifying.
Heritage and Planning Considerations
Within the National Park, conservation areas and on listed buildings, roof coverings are frequently controlled. Replacing handmade clay tiles with machine-made alternatives, or natural slate with fibre cement, will generally be refused on a visible elevation. Rooflights must often be conservation-style, sitting flush with the roof plane in a metal frame rather than protruding.
Experienced heritage roofers maintain relationships with reclamation yards and specialist manufacturers able to supply matching materials, and they understand traditional techniques such as bedding ridges in lime mortar rather than cement, which allows movement without cracking.
Maintenance and Longevity
The most cost-effective roofing strategy is preventative. Clear gutters and valleys at least twice a year, particularly in autumn given the district's tree cover. Inspect after significant storms for slipped or missing tiles. Check chimney flaunching and pointing periodically, as chimneys are the single most common source of roof leaks. Keep overhanging branches trimmed back to reduce debris and moss growth.
Moss is a particular issue in shaded, damp conditions common across the district. It holds moisture against the covering and blocks drainage, but aggressive removal by pressure washing damages tiles and slates and should be avoided. Careful manual removal and appropriate biocide treatment is the correct approach.
Insulation and solar installations both interact with the roof. Adding solar photovoltaic panels requires structural assessment and, critically, competent weatherproofing of the mounting penetrations. Many roof leaks in recent years originate from poorly installed solar mounting systems rather than from the roof covering itself.
Commissioning Work Sensibly
Obtain at least three written quotations with a clear specification of materials, the extent of stripping, whether battens and membrane are being renewed, what leadwork is included, scaffolding arrangements and the guarantee offered. Vague quotations invite disputes.
Never pay large sums in advance. A reasonable arrangement is payment on completion for smaller works, or staged payments tied to scaffold erection, strip and felt, and completion for larger jobs.
Be especially cautious of unsolicited approaches. Roofing has long attracted rogue traders who target older homeowners with claims of visible damage spotted from the road. Established local contractors with a fixed business address, verifiable reviews and a portfolio of local work are the safe choice.
Protecting Everything Beneath
A roof protects every other investment in a building. In a district where much of the housing stock is old, characterful and covered in materials requiring genuine craft, choosing a roofer with the right skills for your specific roof is far more important than choosing the lowest price.
