Preparation Determines Everything
Painting is the trade most often underestimated. Because the materials are inexpensive and the tools simple, it is widely assumed to be straightforward. In practice the durability of any paint finish is determined almost entirely by surface preparation and correct product selection, and in Antrim and Newtownabbey the local climate makes both considerably less forgiving than in drier regions.
High humidity, frequent rainfall and long periods where surfaces never fully dry out mean a coating applied to a damp or contaminated substrate will fail. Professional decorators across the borough spend the majority of their time on preparation rather than application, and any contractor quoting a job that seems remarkably fast is almost certainly cutting that stage.
Interior Decorating
Interior work covers walls, ceilings, woodwork and specialist finishes. Proper preparation involves washing down to remove grease and nicotine residue, filling and sanding defects, treating stains with appropriate blocking primers, and priming new plaster with a suitable mist coat before applying finish coats.
Paint selection matters more than colour choice for longevity. Modern water-based emulsions have improved substantially, with scrubbable finishes for hallways and stairwells, and moisture-resistant formulations for bathrooms and kitchens. Water-based trim paints have largely replaced traditional oil-based gloss because they resist yellowing, though they demand careful application to achieve a comparable flow.
Wallpapering has returned strongly, with textured, patterned and mural papers used as feature walls. Hanging quality paper requires accurate substrate preparation with lining paper where walls are uneven, correct pattern matching and careful handling of butt joints.
Coving, ceiling roses and decorative plasterwork appear in the borough's Victorian and Edwardian properties, and painting these requires patience to preserve detail rather than clogging it with successive coats.
Exterior Painting and Coatings
External work is where local climate knowledge becomes decisive. Northern Ireland's weather provides limited reliable working windows, and applying coatings when surfaces are damp or when overnight temperatures will fall below the product's minimum causes early failure.
Masonry painting on rendered and pebbledashed properties, extremely common across the borough, requires attention to substrate condition first. Loose or hollow render must be repaired, algae and lichen growth treated with a biocidal wash, and cracks correctly filled with a flexible compound before any coating is applied.
Product selection for masonry is important. Breathable mineral and silicate paints allow moisture to escape from the wall, which suits older solid wall construction. Impermeable plastic coatings can trap moisture and cause blistering and internal damp, a common problem on traditional buildings that have been treated with unsuitable products.
External joinery painting, including fascias, soffits, windows and doors, requires thorough sanding, treatment of any decay, priming of bare timber including end grain, and multiple finish coats. Given rainfall exposure, this maintenance cycle protects timber that would otherwise need replacement.
Commercial and Industrial Finishing
The industrial base around Mallusk and Antrim generates substantial commercial painting demand. This work differs significantly from domestic decorating in scale, products and access requirements.
Warehouse and factory interiors require spray application to cover large areas efficiently, with floor coatings in epoxy or polyurethane providing durable, cleanable surfaces able to withstand forklift traffic. Line marking for traffic routes, racking positions and pedestrian walkways is a related service with health and safety significance.
Structural steel protection is a technical specialism. Steel requires appropriate surface preparation, often abrasive blasting, followed by a specified coating system providing corrosion protection to a defined durability class. Intumescent coatings, which expand under heat to insulate steel and maintain structural integrity during a fire, must be applied to precise film thicknesses and verified by measurement.
Commercial work also involves access equipment, scaffolding, mobile elevating work platforms and rope access, all requiring trained operators and appropriate documentation.
Specialist Techniques and Finishes
Decorative specialisms remain a valued niche. Hand-painted kitchen refinishing has grown notably as homeowners look to update units without full replacement, and this requires meticulous degreasing, keying, priming and multiple thin coats to achieve a durable factory-like finish.
Spray finishing of doors, furniture and joinery in controlled conditions produces a smoothness brush application cannot match. Some local decorators operate workshop spray facilities for this purpose.
Other specialisms include polished plaster and microcement finishes, metallic and pearlescent effects, stencilling, graining and marbling, and heritage colour matching for period properties. Anti-graffiti and anti-mould coatings serve specific practical needs.
Health, Safety and Environment
Painting involves genuine hazards. Lead paint is present in properties decorated before the 1970s, and disturbing it by dry sanding releases toxic dust. Competent decorators identify this risk and use appropriate controls.
Solvent exposure requires adequate ventilation and respiratory protection, and volatile organic compound content in paints is now regulated, driving the shift towards water-based products. Working at height demands correct equipment and, on commercial sites, formal method statements.
Waste disposal is regulated. Paint residues and washings should not enter drainage systems, which matters particularly given watercourses across the borough feeding into Lough Neagh.
Judging a Painting Contractor
Quality is assessable if you know what to look for. Ask specifically what preparation is included, which products will be used and how many coats are specified, since a quotation that omits these details invites corner-cutting. Look at completed work in raking light, where poor filling and sanding become obvious.
Professional decorators protect floors and furnishings, mask cleanly, cut in edges accurately without relying on caulk to hide errors, and leave sites tidy each day. Public liability insurance and a written quotation are basic requirements.
Membership of a recognised trade body such as the Painting and Decorating Association indicates commitment to standards, and apprenticeship-trained decorators bring a depth of technique that self-taught operators often lack.
Getting Lasting Results
In Antrim and Newtownabbey, the decorators who deliver work that still looks good after several years are those who refuse to compromise on preparation, who select products suited to the substrate and the climate, and who schedule external work realistically around weather. Paying for that discipline is consistently cheaper than repainting prematurely.
