Insulated concrete formwork offers exceptional thermal mass, airtightness and sound insulation, and has a following among self-builders seeking very low energy use.
The right method depends on site access, programme, budget and performance target. Narrow lanes in some parts of the district can make crane access for large panel deliveries genuinely difficult, and an experienced builder assesses this before recommending an approach.
Energy Standards and the Future Homes Direction
Building regulations for new dwellings have tightened significantly, with substantially improved fabric standards, restrictions on new fossil fuel heating and requirements to address overheating and ventilation. Practically, this means new homes in East Hampshire are being built with air source heat pumps, underfloor heating operating at low flow temperatures, mechanical ventilation with heat recovery, triple or high-performance double glazing, and solar photovoltaic arrays.

Commissioning documentation for heating, ventilation and electrical systems, along with a full operation and maintenance manual, should be part of handover.

Budget realistically and include contingency of at least ten per cent, more on sites with unknown ground conditions or on refurbishment of older buildings. Allow for professional fees, planning and building control charges, utility connections, and landscaping, all of which are routinely underestimated.
Secure planning permission and detailed design before tendering. Pricing incomplete information produces meaningless comparisons and guarantees variations.
Visit builders' completed homes, ideally ones finished two or three years ago rather than last month, and ask the owners about running costs, comfort and how the builder responded to defects.
